Minutes

January 25, 2023

Meeting was called to order at 1:05pm by President Sharon Cook, thru Facetime. Those present were Maureen Walsh, Karen Purvis and Kenton Kincaid.

Effective 01/02/2023 Kevin Thompson submitted his resignation. Sharon Cook (VP) became acting

President thru May 2023, when re-elections will be held at the Annual Meeting.

Kenton Kincaid also submitted he resignation, effective when his house sells in March, but no later than

March 31,2023. Karen Purvis became acting Secretary until Annual Meeting re-elections.

Treasure Report-Maureen Walsh

Report was given on financial status of checking, savings, and reserve account. Income was from dues

payments received. No expenses reported.

Design and Development-Bob Cook

No Report.

Meeting adjourned at 1:45pm.

HOA Meeting Minutes (April, 2018)

Following are the minutes from the annual HOA meeting.

The annual meeting was called to order at 7:07pm on April 22, 2018 by President Sharon Cook.  Nineteen homes were represented either in person or by proxy.

Due to the recent sale of her home, Sue has resigned her position. Vice President Karen Purvis will take the minutes for the meeting.
 
TREASURER: Maureen Walsh
Maureen summarized finances for this past year and provided spreadsheets for the actual 2017 budget, as well as the 2018 expected budget.  Income received for the first quarter of 2018 were from dues payments. Expenses were for landscape maintenance and costs associated for our annual meeting preparation. Future expenses will be for any water leaks and/or replacement of irrigation lines when our water is turned on for the summer. If you see a leak in the irrigation system, please email Maureen at mkw23477@msn.com.  She will get back to you. Maureen will also be transferring funds from our checking account into our reserve account.
 
DESIGN & DEVELOPMENT :  Bob Cook
No report at this time.
 
GROUNDS:  Bob Cook
Bob summarized the responsibilities and differences of both committees. The walk around for the first quarter has not been completed. Further discussion of procedures and timelines will be done at the next board meeting in May.
 
FINANCE : Don Kelley
Don led a discussion of the ongoing need for our HOA Board and Committee Volunteers.  We discussed whether to keep our board “in house” or to turn it over to a management company.  After discussion about what is expected from a management company vs our community keeping our HOA, it was unanimously voted on to keep our HOA Board in our community.  Our dues have remained the same since 2001. We discussed the need to raise our dues to meet our ongoing expenditures, as well as keeping our reserve fund funded to encompass our 5-10 year plan. Further discussion will be at our board meeting in May.
 
COMMITTEES: Karen Purvis
Karen passed around the Committee sign up sheets for various committees for the 2018-2019 calendar year. A big thank-you to those of you that have volunteered. Below are the volunteers for our committees:

Old Business:
Sharon identified projects that have been completed this past year.  Two pet waste stations installed in both the  front and back common area-thanks Bob Cook.  Three picnic tables installed in our front common area-thanks Eric Daniels for ordering/installing them. Plants, shrubs were either thinned, removed or transplanted.  Sunshine Landscape put down the beauty bark. Special Projects committee- thanks Brittany Vessels for community garage sale, annual BBQ, and Halloween festivities.
 
Outstanding Issues:
Parking – continues to be an ongoing issue, as space is shared and is limited.   Our perimeter homes have parking for four cars. Some, but not all, homes on our interior have parking for two cars.  Please remember that our city street is shared parking.  Please park in front of your home if possible, and facing the correct way.
 
Next meeting will be on Wednesday, May 23, 7pm, at the home of Karen Purvis.  510 28th Ave SE.  Everyone is welcome to attend.

Parking Update

The new parking changes have been delayed due to the storm, from the city:

In the last week, significant storm events have impacted staff workload in the City of Puyallup Public Works Department.  The Public Works staff most impacted by unexpected weather events are the same employees who perform our sign production and installation.  Regrettably, the initial December 1 timeline for installing “No Parking” zones will be pushed back due to the sanding, de-icing, ploughing, and storm clean up needed to protect public safety at this time.

As soon as we hear of a new start date for the updating parking changes we’ll let folks know.

November 2010 Letter

As we are all too aware the days are darker and shorter, winter is coming. It is time to prepare. We will all be raking, trimming, weeding and cleaning house. Getting ready to snuggle in when the wind, rain and snow make their annual appearance. Moss was noted on many roofs this spring; in most cases it is still present. The white trim on some of our homes needs to be repainted, some of our shake siding has also lost its color.

Your HOA Board responded to complaints of lack of visibility as you leave the development at 7th St. S.E. Overgrown bushes were removed on the left side for better view of oncoming traffic. Reports of vagrants sleeping between bushes and the fence on the right side required replacement as well.

A reminder, dogs are not allowed off leash in the development. Your dog may be friendly to family and friends but protective when approached by others. We are working on providing “pooper scooper bags” in several locations. Our common areas provide a place for recreation for adults and children.

Recently all homeowners and residents of the Cottages and Estates of Bradley Park were invited to attend a meeting held by the City of Puyallup to discuss proposed parking changes in our neighborhood. The parking changes were prompted by renewed safety concerns. Our neighborhoods are becoming overflow parking for Bradley Lake Park users. Please see the mailed brochures regarding on street parking changes in our neighborhood as announced by the City of Puyallup. These restrictions will take place December 1st and limit on street parking to one side of the street according to the map on the brochure.

We have made great progress in collecting e-mail addresses to be used by our Block Watch (which is being reformed) and for general notifications. Please be assured of utmost confidentiality.
