Meeting was called to order at 7:05pm by President Dan Vessels, Jr.
Those present were Maureen Walsh, Karen Purvis, Debbie Ginther, and Don Kelley.
Secretary Report – minutes from June were approved as amended.
Treasurer Report – Income received was from dues payments. Expenses were for landscape maintenance, backflow testing, water leak repair, BBQ reimbursements (food and supplies), and spraying trees on 7th.
D&D Committee – Since Bob Cook was not present at tonight’s meeting, this item was tabled.
Grounds Committee – Tree Removal / Tree Replacement: The HOA has an information packet from the City of Puyallup that will be made available to all homeowners via the Estates of Bradley Park Website (https://estatesofbradleypark.com/). Discussion included whether a homeowner can take care of this issue on their own (and assume all risk) or whether a contractor should be hired. State law requires that the homeowner dial 811 before new trees are planted (at least 3 days prior). Must obtain a city permit, select a tree from the list of approved trees, and keep in mind that the root barrier has to be 5 feet down.
Special Projects –
Website Updates – This will entail updating the website with the tree removal / tree replacement information, house painting requirements and fence staining requirements. Information for the house painting and fence staining will be taken from the CC&Rs.
New Business – No new business this month. Next meeting will be September 15, 2015 at the home of Bob and Sharon Cook, 2807 @ 5th St SE at 7pm. Meeting adjourned at 8:28pm
Meeting was called to order at 7:04pm by President Dan Vessels, Jr. Those present were Sharon Cook, Maureen Walsh, Erica Shannon, Bob Cook, Marc Kendall, Karen Purvis, and Sam Radakovitz.
Secretary Report – minutes from May were approved as written.
Treasurer Report – Income received was from dues payments. Expenses were for landscape maintenance and Sec of State non-profit Corp filing fee. There is a water leak at the front entrance to the subdivision. Maureen will contact our landscapers to get an estimate for fixing it. The leak seems to be coming from underneath the road, but exactly where is unknown.
D&D Committee – the 2015-2016 Committee Members the board voted on and approved are as follows: Bob Cook (Chair), Erica Shannon, and Marc Kendall. Report on any variance requests received/reviewed was tabled until our August meeting. Dan reported that photographing homes from our public street was permissible. It was voted on and approved that the HOA Board will pay for photo binders, labels, and the development of 4×6 house photos once a year. The binder will be kept by the Chair person and will pass to each elected Chair person in the future.
Grounds Committee – the 2015-2016 Committee Members the board voted on and approved are as follows: Bob Cook (Chair), Sue Harvey, Erica Shannon, and Karen Purvis. The next walk around will be done before our August meeting and deficiency letters will go out at that time. There will be no meeting in July due to our community BBQ being held on July 10.
Special Projects – Annual BBQ and Neighborhood Yard Sale:
Erica Shannon has agreed to coordinate our Annual BBQ on July 10, from 5:30pm-dusk. Erica, Maureen, Sharon, and Karen will go shopping for food/supplies on July 09. Dan has volunteered the use of his BBQ again and will cook the hamburgers and hot dogs, as well as supply the wading pool for the smaller kids.The bounce house will be delivered at 4:30pm and set up. The Shannon’s have agreed to supply water/electrical for the bounce house. Karen will bring over her trash and recycle bins, coolers for soda and water, 2 canopy’s, name tags, and the ID bracelets the kids need to wear for participation in the bounce house.The date for the community yard sale will be August 15, 2015 from 9am-5pm. Details will be mailed to each homeowner on June 15, 2015.
New Business – With the departure of Sam Radakovitz (Lot 26) from our neighborhood, discussion is necessary regarding future maintenance and updates for our website. Sam has graciously offered to work with Marc Kendall (Lot 45) to facilitate a smooth transition. Dan will also be communicating with Marc about various changes to our website. Thank you Sam for your many years of service and support to our neighborhood – you will be missed!!
Old Business – Annual Meeting follow up letters will go out in the mail to each homeowner on Monday, June 15. The mailing will consisit of a list of 2015-2016 HOA Board Members and contact information, a copy of the Third Amendment to the CC&R’s approved in May 2014, letter regarding sidewalk cracks and repairs, and details for the BBQ and Yard Sale.
Neighborhood Security Update – A recent break in occurred at Lot 24, due to entrance thru a dog/cat door in the back of the house. Valuables were taken. With summer coming, please keep our neighborhood safe by watching for open garage doors during the night, cars maybe not belonging here, etc. This seems to be the season for these things to start occurring.
Next meeting will be August 11, 2015 at the home of Karen Purvis, 510 28th Ave @ 7pm. There will be no July meeting.

Twenty homes were represented either in person or by proxy.
Secretary Report – minutes from April were approved as written.
Treasurer Report – Maureen Walsh summarized the finances for the past year, and what was anticipated for the remainder of 2015. Income received was from dues payments. Expenses were for landscape maintenance and costs associated for annual meeting preparation. Future expenses will be for any water leaks and/or replacement of irrigation lines when our water is turned on for summer. If you see a leak in our system, please email Maureen at mkw23477@msn.com. She does receive emails on her phone. Maureen has also transferred some monies from our checking account into our reserve account. Per board vote, CD rate is too low to tie up any monies.
It was requested at a previous meeting that she look into the cost of field turf installation for our common area. The cost is approximately $7.00 SQ.FT, and the area should be as flat as possible, thus requiring the need for added dirt work and costs, the board determined not to have this installed.
D&D Committee – Shawn- no report
Grounds Committee – Bob reported that a walk around was done last Saturday,May 09. Approximately 20-25 homes were fine. The balance of homes still have some trim that needs to be cleaned, weeds to be pulled, bald spots in lawns, moss on roofs etc. Bob will have a full report on items that have not been taken care of by our June meeting. Letters will go out to homeowners at this time. Discussion ensued about legalities of taking pictures of each home from year to year from the public street. Dan will check in the legalities of this and report at the June meeting.

Committee Volunteers – our sign up sheets were passed around for our various committees. Exact committee members will be determined at our June meeting. For our Welcoming Committee, it was voted on and approved, for the duration of 1 year, that a $25.00 per house welcoming gift be given to new homeowners to the neighborhood. This does not apply to current homeowners purchasing a house for rental purposes, nor does it extend to rentals.
Annual BBQ – The date will be July 10, 2015, from 5:30pm – dusk. We will again have the Bounce House/Water Slide. All children wanting to bounce must have a parent/guardian present and they must sign them in on the sign in sheet. The HOA will provide hamburgers, hot dogs, buns, condiments, soft drinks, water, chips, and utensils. Feel free to bring your favorite desert to share- (not required).
Next meeting will be June 09, 2015 7pm at the home of Karen Purvis, 510 28th Ave SE.

Estates of Bradley Park HOA
April 14, 2015
Meeting was called to order at 7:04pm. Those present were Dan Vessels, Maureen Walsh, Shawn Magin, Karen Purvis, Sharon Cook, Sue Harvey and Bob Cook.
Secretary Report – Minutes from March HOA Board Meeting were approved as written
Treasurer Report – Income received was from dues payments. Expenses were for landscape maintenance. The following items were tabled until our May meeting:
– Report on CD interest rates
– Vote for allocation of funds to CD investments
– Update on potential field turf installation in common areas
D&D Committee – Shawn gave an update on homeowner requests that had been received for various projects.
Discussion ensued about areas of sidewalks that are cracking, as well as tree roots that are lifting up sidewalks. Dan will contact the City to come out and look at the trees that were planted during the construction of our subdivision. Our CC&R’s, section 10.03 , states that homeowners are responsible for walkways on their lot. Dan will advise at May meeting.
Grounds Committee – Bob gave report regarding general violations/repairs made to date. A walk around will be done the second weekend in May. A list of items that will be looked at during walk around was sent out along with the annual meeting letter on April 20, 2015 to all homeowners.
New Business – Construction of fence in alley common area – 2 bids were received, both around $5000.00. It was voted on and seconded to revisit this at a later date if need be. The price compared to the need was deemed not necessary at this time.
Next meeting will be our Annual Meeting, May 11, 2015 at 7pm at the home of Karen Purvis, 510 28th Ave SE.in the subdivision.

March 09,2015
The meeting was called to order at 7:10pm by President Leon Leonard. Attendees were board members Maureen Walsh, Sharon Cook Karen Purvis, Sue Harvey and Grounds Committee Chair Bob Cook.
Secretary Report – Minutes of the February 09,2015 HOA Board Meeting were approved as written.
Treasurer Report – Income since Feb board meeting was for dues. Expenses were landscape maintenance and HOA Post Office box rental. Maureen will check with bank to see what kind of interest rate we can get on a CD. If decent, and also taking into account any large expenditures in the near future, we will consider moving monies from the reserve account into a CD.
D&D Committee – Per Leon – 2 houses still with pending issues. Letters have been sent.
Grounds Committee – Bob will schedule a walk around with Sue and Shawn. Discussed continuing violations.
Tabled Items until April Meeting :
* Maureen to check with landscaper about field turf versus yearly water bill
* Karen & Sharon to get bids for chain link 4ft fence in alley greenbelt
New Business – Maureen will contact our landscape company to have trees along 5th & 7th sprayed again, since it was last done in 2013. Authorization to have Bailey & Sons spray trees was approved.
Revision to Web Site – Dan – This item was tabled until April meeting.
Annual Meeting Planning – Karen will draft letter to homeowners about Annual Meeting. After corrections/additions have been received from board, a final draft will be available for stuffing envelopes to send to homeowners at our April Meeting. There will also be a Nominations meeting Monday, May 04, 7pm, at Karen’s house.
New Business- Sue brought up that greenbelt in alley has been accumulating animal feces. Please remember to pick up after your animal. While this problem did improve for a short time, it is becoming worse again. Kids in our community do play on both of these common areas. This type of nuisance is in violation of a Code Compliance Ordinance with the city of Puyallup (Code No. 8.08.045), which means it is illegal for a pet owner to leave (their) animal feces in any public place. It is also a violation of our CC&R’s.
Resignation – Leon offered his resignation at tonight’s meeting, effective tonight, and the board has accepted it. We wish to thank Leon for his years of volunteer service to our homeowners community, and wish he and Janet all the best in the coming years as they pursue other endeavors.
Next meeting will be April 14,2015, 7pm, at the home of Marty and Maureen Walsh, 2819 5th St SE.

Secretary Report – Minutes of the November 10,2014 HOA Board Meeting were approved as written. There was no meeting in January.
Treasurer Report – Income since November board meeting included dues payments and interest. Expenses were landscape maintenance, HOA insurance for 1 year, postage, and December final water bill. Discussed water leak at front entrance. It was decided that if needed when we turn on the water this year for the summer, if leak persists, funds for repairs will be allocated from the reserve account.
D&D Committee – Shawn communicated one issue to Leon. One homeowner advised that a window box had rotted due to water damage. Shawn advised that no variance was needed as he was simply repairing an existing structure on his home. Item was discussed and approved.
Grounds Committee – Discussed continuing violations. Appropriate action will be taken. Discussion was also had about field turf for common areas versus yearly water bill. Maureen will check with our landscape company as to the costs. Discussion was also had about common area in alley where kids play in the summer and all the activity in and around there. Discussed whether to fence common area to make it safer for both kids and cars driving in alley. Sharon and Karen will obtain quotes for a chain link fence.
New Business – Maureen will contact our landscape company to have trees sprayed along 7th this spring, since it was last done in 2013.
Neighborhood Yard Sale – Karen volunteered to help Brittany Vessels when the time comes.
Next meeting will be March 09, 2015, 7pm at the home of Bob and Sharon Cook, 2807 5th St. SE.

October 13, 2014
The meeting was called to order at 7:10pm by President Leon Leonard. Attendees were board members Dan Vessels Jr, Maureen Walsh, Sharon Cook, Karen Purvis, Sue Harvey, Shawn Magin, and Grounds Committee Chair Bob Cook.
Secretary Report – Minutes of the September 08,2014 HOA Board Meeting were approved as written.
Treasurers Report – Income included dues payments. Expenses were landscape maintenance, and Smith Alling PS for legal fees, (recording).
D&D – Shawn gave update on building projects. One lot was given an extension for painting in the spring.
Grounds Committee – Bob – Most houses did major items requested. Some smaller items need to be done. Some smaller items still need to be done. Some homes are repeat offenders. Discussion ensued. HOA will send out letter to homeowners, which must be paid within 15 days. Letter to reference 10.03 (c) and 10.04 (a). It was moved and seconded that a 2-letter maximum be sent. At that point the Board has the authority to hire the work done and charge the homeowner. Discussion was had about the letter to homeowners to be sent out
by the president, Leon Leonard. Letter will go out to homeowners with the December billing.
New Business – Sunshine Landscape has completed distribution of the beauty bark at our front entrance. Maureen will look for a plumber to address persistent leak at front entrance. Water was turned off for the winter in September, will be turned on again in April or May.
Halloween project for 2014 was tabled until 2015. Dan will price out cider, hot chocolate, and survey how many actual neighborhood kids will participate, ages etc.
Next meeting will be November 10, 2014 , 7pm, at the home of Marty & Maureen Walsh, 2819 5th St.
