Meeting Minutes June 2023

Estates of Bradley Park HOA Minutes

June 01,2023

Meeting was called to order at 6:20pm by President Sharon Cook. Those In attendance were Sharon Cook, Maureen Walsh, Karen Purvis, Annie Bradley, and Shawn Magin.

Treasurer Report — Maureen Walsh

Report was given on our income, expenses, checking and reserve account. Income was from dues payments. Expenses were storage unit payment, postage for sending annual budget to homeowners, and legal fees. Discussion ensued about storage facility. The law requires keeping records offsite in case of fire or flood.

Design & Development -Bob Cook

A walk around was done on 5/23/2023 by Bob, Tex and Karen. Each lot had notes made by Bob with reference to items on our checklist established for Estates of Bradley Park. Bob will compose & mail out each letter to individual homeowners, rentals, management companies.

The mailbox stand in the front right of our complex as you enter is loose. Bob will check on bolts/washers or wedges to put underneath to sta3i|ize it.

Some roofs in sub division have been rep aced already and some will need to be done in the near future. Everyone must fill out the proper paperwork. These forms are on our website. Any fences that are being done also need this paperwork filled out. Lot 27 has 3 fences in the backyard that need to be fixed due to trees pushing against them. Since the city planted them next to the parking lot for Bradley Lake Park and they border Lot 27, they will be coming out to discuss a resolution.

Tabled Items

Tex has talked to the TrafficCalming.com about the possibility of entrance signs saying, “incoming traffic does not stop”. Will discuss more in depth at July meeting.

New Business:

Goals for the coming year include getting stop signs installed in our alley exits, repairs to other two mailboxes, look into getting a hospitality gift for new homeowners, establishing a welcome committee again consisting of 2 people that can hand out a copy of CC&R’s and D&D checklist. We will also be exploring new ways to pay our HOA dues through our website.

Meeting adjourned 8:00pm

Next meeting will be July 13, 6:30pm at the home of Shawn Magin.

Meeting Minutes May 2023/Annual Meeting

The meeting was ca led to order at 7:02pm by the President, Sharon Cook.

Following is a list of residents who signed in for the meeting:

In addition, there were a total of 15 proxies from residents who did not attend the meeting. Therefore, there was a quorum. A total of 23 residents cast a vote “or officers. The following persons were nominated for the board:

Sharon Cook, Karen Purvis, Maureen Walsh, Annie Bradley, Tex Green and Shawn Magin. Nominated homeowners held a meeting after the annual meeting to

elect officers. Those elected were Sharon Cook-President, Karen Purvis- VP/ Secretary, Maureen Walsh-Treasurer, Annie Bradley-Member at large, Tex Green-Member at large and Shawn Magin-Alternate.

A brief overview was given of what our HOA board had done during the previous year, and the changes that had taken p ace within the board.

Treasurer — Maureen Walsh

Update was given on our financial condition, our specific expenses t nis. year and the 2023/2024 annual budget. A copy of this was passed around for members present to see as well as individual copies were mailed to each homeowner.

Out of 57 lots we have 16 rentals, which includes 1Air B&B. 35 lots have paid their dues in full so far this year, 11 are paying quarterly, 10 have not yet paid this year, and one has a lien filed. There was a discussion of the possibility in the future of increasing dues and/or turning the running of our HOA over to a

management company.

Design & Development – Bob Cook

Residents received a copy of the checklist items included in our Annual Meeting notification letter. These items are the responsibility of every homeowner. The committee will be checking on compliance of these items in late May and following up with letters to homeowners. Discussion was again had pertaining to kids climbing on our trees as several branches have been broken lately in the common areas. Bob discussed maintenance and repairs for our common areas

including the cost of replacing mailboxes, resealing our alleyway, and our tree and sidewalk issues. We have quite a few sidewalks that have settled over time and have tree branches underneath that are also causing the sidewalks to lift. Repairing of the sidewalks in front of your residence are the responsibility of the homeowner. If there is a SMALL issue with your sidewalk, sometimes the city will come out and grind down the pavement to prevent falls. However, it is entirely up to them.

Safety & Security

Please advise your guests to be aware of our no parking signage within our development. Our perimeter homes all have parking for cars in their garages and have the biggest driveways – thus the city put up the signage on that side of our development.

New Business

Discussion was had about having a sign made just inside the entrance to our development that “incoming traffic does not stop”. The board will be looking into this in the future. We will also be contacting companies and getting bids on installing STOP signs in our alley exits.

The Annual Meeting adjourned at 8:30 pm. Next meeting is June 01, 2023, 6:00pm at the home of Bob & Sharon Cook.

February 23, 2023

Meeting was called to order at 6:50pm by President Sharon Cook. Those in

Attendance were Sharon Cook (Facetime), Maureen Walsh, Karen Purvis and Annie Bradley.

Report was given on our income, expenses, checking, savings and reserve account.

Design and Development-Sharon Cook {for Bob Cook)

Sharon will be back in town March 10-20. A date needs to be set up for the walk around for our perimeter fence while she is in town. Date decided on was March

17 at 11:30am for the three of us. Bob will still be in Arizona. Sharon will forward our information to Bob. She also discussed our “no parking” signage that people were still parking under and the continuing frustration with that. Also discussed was the speed limit within our development.

Vile seem to have an abundance of people speeding throughout the development.

Preparations for our Annual Meeting were also made. She will draft the letter & send to board for approval. We will need to get four proxies from our neighbors not attending to make sure we have a quorum. Our HOA Email is still going to Kevin and it should be her. She will investigate why.
