The meeting was ca led to order at 7:02pm by the President, Sharon Cook.

In addition, there were a total of 15 proxies from residents who did not attend the meeting. Therefore, there was a quorum. A total of 23 residents cast a vote “or officers. The following persons were nominated for the board:
Sharon Cook, Karen Purvis, Maureen Walsh, Annie Bradley, Tex Green and Shawn Magin. Nominated homeowners held a meeting after the annual meeting to
elect officers. Those elected were Sharon Cook-President, Karen Purvis- VP/ Secretary, Maureen Walsh-Treasurer, Annie Bradley-Member at large, Tex Green-Member at large and Shawn Magin-Alternate.

A brief overview was given of what our HOA board had done during the previous year, and the changes that had taken p ace within the board.
Treasurer — Maureen Walsh
Update was given on our financial condition, our specific expenses t nis. year and the 2023/2024 annual budget. A copy of this was passed around for members present to see as well as individual copies were mailed to each homeowner.
Out of 57 lots we have 16 rentals, which includes 1Air B&B. 35 lots have paid their dues in full so far this year, 11 are paying quarterly, 10 have not yet paid this year, and one has a lien filed. There was a discussion of the possibility in the future of increasing dues and/or turning the running of our HOA over to a
management company.
Design & Development – Bob Cook
Residents received a copy of the checklist items included in our Annual Meeting notification letter. These items are the responsibility of every homeowner. The committee will be checking on compliance of these items in late May and following up with letters to homeowners. Discussion was again had pertaining to kids climbing on our trees as several branches have been broken lately in the common areas. Bob discussed maintenance and repairs for our common areas
including the cost of replacing mailboxes, resealing our alleyway, and our tree and sidewalk issues. We have quite a few sidewalks that have settled over time and have tree branches underneath that are also causing the sidewalks to lift. Repairing of the sidewalks in front of your residence are the responsibility of the homeowner. If there is a SMALL issue with your sidewalk, sometimes the city will come out and grind down the pavement to prevent falls. However, it is entirely up to them.
Safety & Security
Please advise your guests to be aware of our no parking signage within our development. Our perimeter homes all have parking for cars in their garages and have the biggest driveways – thus the city put up the signage on that side of our development.

New Business
Discussion was had about having a sign made just inside the entrance to our development that “incoming traffic does not stop”. The board will be looking into this in the future. We will also be contacting companies and getting bids on installing STOP signs in our alley exits.
The Annual Meeting adjourned at 8:30 pm. Next meeting is June 01, 2023, 6:00pm at the home of Bob & Sharon Cook.
