MINUTES Bradley Park Estates Homeowners Association Board Board Meeting  April 9, 2012

The meeting was called to order at 7:04 PM by the President, Sharon Cook.  Attendees were board members Sharon Cook, Leon Leonard, Maureen Walsh, and Marilyn Fangman. Board member Don Kelley and Bob Cook, D&D Chairman arrived after the meeting started.

D and D Committee.  A letter was sent to properties without working outside lights.  One homeowner made repairs and notified the HOA.  Another has a motion sensor on their light and that is OK.  Leon will contact the city about the rules concerning unlicensed cars parked on city streets.  The board quickly reviewed requirements for the fencing along 7th avenue.  Individual homeowners are responsible for maintaining their fence, and if they replace it, the board recommends full length slats rather than slats with lattice.

Grounds Committee.  Karen, Maureen, and Sue Harvey did a walk-around to identify CC&R noncompliance.  There were problems with deteriorated trim paint, broke window seals, and unstained fences at various properties.  Letters will be sent to these homeowners. The bark party will be on May 18 and will be announced at the annual meeting.  There was no report on clarification of the tree maintenance spraying/injection proposal.  Maureen will check with Todd about the tree species used for parking strip trees so that homeowners who are replacing those trees can select the right varieties.  The board voted to authorize landscaping and sprinkler system extensions around the new signs.

Sign Vandalism.  There was damage to the entry signs a week ago.  The police were notified.  Karen contacted the sign company who offered to make repairs at no cost.  The adhesive holding the nameplate to the rest of the sign appeared to have failed easily, and a better adhesive will be requested.  Maureen will check on whether our insurance covers damage to HOA property and if there is a deductible.

Annual Meeting.  Nominations for the board included Sharon Cook, Karen Purvis, Leon Leonard, Maureen Walsh, Marilyn Fangman, Sam Radakovitz, Don Kelly, and Amy Mesec.  Leon will contacts Amy to verify that she is willing to serve on the Board if elected.  The agenda for the annual meeting will include

• Voting for board members – Sharon

• Financial plan and dues increase – Don

• Committee responsibilities – Karen

• Tree rules – Leon • Fence rules – Bob

A drawing will be for a $25 gift certificate to Lowes.  Various board members agreed to contact homeowners for proxies so that we would have a quorum.  Meeting Dates.   Later meetings in 2012 will be
